Monmouth/Ocean County Real Estate

All around New Jersey the Real Estate market is having difficulty. But a recent article in the Asbury Park Press quotes experts as saying Monmouth/Ocean Counties housing market is fairing better than the rest of the state.

Although home prices are expected to show a 7% decline in 2007, the experts point to the fact that while home sales are down about 6% in New Jersey as a whole, Monmouth/Ocean counties have posted a 5% increase in sales so far this year. This increase could have a positive effect on prices in the two counties. Looking forward to your thoughts.

New Jersey Mortgage Rates

New Jersey Mortgage rates are coming down,
creating a great time for buyers to look for a
home in the Garden State.

We have all heard about how mortgages are
getting more difficult to obtain, but for the
qualified buyer or investor, this is an
opportunity that does not pass by often.
Coupled with the fact that
less people look for homes this time of the year, the lower rates and the increased number of homes on the market at reasonable prices is giving buyers
their pick of the best homes for the most reasonable cost.

The chart above comes from www.bankrate.com and shows how dramatically rates have dropped. To give a simple example, a $300,000 loan taken out in June 2007 at 6.4% would cost almost $80 more than the same loan today at 6%. That could represent over a $25,000 savings over the life of a 30 year loan. Think about it. This might be the right time and all because of New Jersey mortgage Rates.

NJ Neighborhoods

When finding a neighborhood to call home, you have many things to consider. Your lifestyle and the outside resources you are familiar with such as, places of worship, places you frequent for entertainment, shopping, socializing and so forth may all impact your choice of communities. If you currently have children or plan to you will want to research school data, speak with other parents, and possibly visit the schools and recreational facilities. Travel distance to and from work plays a major role in deciding which area is best for you. There are usually different routes one can take that will save a considerable amount of driving time. Don’t rely totally on online direction times. I can literally go thru 3 towns in 16 minutes by taking one shortcut through a less traveled road. (driving the speed limit of course) To get an accurate time line to and from work it may be a good idea to do a test run during rush hour traffic. If you are commuting to N.Y. by train, bus or ferry you may want to obtain the schedules or ask your realtor to supply you with that information as well as student bus stop locations if this should apply. How safe your neighborhood is will make a huge impact on the quality of life for you and your family. There are several resources to check crime statistics, where crime is prominent, type of crimes committed and whether the crime rate is increasing or decreasing. There are many website which allow you to obtain crime data. http://www.city-data.com/, you may also want to check with the local police department.
Once you have decided on a specific neighborhood we can start compiling a list of services within close proximity such as hospitals , police stations, fire stations, first aid stations, public library, recreation centers, post office, local banking facilities, schools, daycare, shopping, and parks.
