Holiday Season


Somehow, this does not seem like the holidays. Why is it so very warm. I guess we should all just take advantage of the weather and hope for a one day blanket of snow on December 24th. Thant will make a lot of kids happy. But don't be fooled. It is still December and it will be cold again very soon. Stay ready. Whichever holiday you celebrate, make it a safe and happy one. Enjoy.

Tips on Holiday Tipping




There are no hard and fast rules on holiday tipping, experts say. How much to tip, or whether to tip at all, depends on several factors, including the quality and frequency of service, the relationship you have with the provider, how long they have worked for you, where you live (since amounts can be higher in large cities), and your budget.
The Emily Post Institute offers the following guidelines for holiday tipping, but also advises consumers to let common sense and the holiday spirit be your guide. If financial circumstances limit what you can give, a handwritten note is always appropriate.
Babysitter – One evening’s pay, plus a small gift from your child
Barber/Hair stylist – Cost of one haircut or a gift
Child’s teacher – Check the school’s policy. If allowed, give a small token gift of appreciation, not cash
Day care providers – $25 to $70 each, plus a small gift from your child for providers who give direct care to your child(ren)
Dog walker – One week’s pay or a gift
Personal fitness trainer – Up to the cost of one session
Housekeeper/maid service – Up to one week’s pay or a gift
Doorman – $15 to $80
Garage attendant – $10 to $30 each
Letter carriers – Gift up to $20, no cash per U.S. Post Office regulations
Massage therapist – Up to one session’s fee or a gift
Handyman service – $15 to $40

Holiday Fire Safety Tips

‘Tis the season to deck the halls, but don’t forget to keep fire safety in mind. According to the U.S. Fire Administration, fires that occur during the holiday season claim the lives of more than 400 people, injure 1,650 people or more, and cause over $990 million in damage each year. Follow these tips to prevent holiday fires.

Select a fresh tree. Needles should be green and attached firmly to the branches, and they should not break if the tree is freshly cut. Don’t place the tree near a heat source, such as a heat vent or fireplace. Keep the tree stand filled with water to keep it moist, and don’t leave the tree up longer than two weeks. When it becomes dry, discard it immediately.
Inspect holiday lights each year. Check for frayed wires and burned out bulbs before putting the lights on the tree. Connect strings of lights to an extension cord before plugging the cord into the outlet. Periodically check the wires to make sure they are not warm to the touch. Link no more than three light strands, don’t overload the electrical outlets, and don’t leave lights on unattended.
Use nonflammable decorations. Keep decorations away from heat vents or fireplaces. Avoid putting wrapping paper in a fireplace, which can throw off dangerous sparks and cause a large fire. Artificial or metallic trees should be flame retardant.
Avoid using lit candles. But if you do use them, make sure their holders are stable, and place them where they won’t be easily knocked down. Never leave the house with candles burning. Don’t go near a Christmas tree with an open flame (candle, match or lighter).
Most important, install smoke alarms on every level of your home and test them monthly.

Say Hello to Digital TV--- Effective Feb. 17, 2009, televisions stations in the U.S. will stop broadcasting in analog and convert to100 percent digital broadcasting. For millions of Americans who are already hooked up to cable or satellite, or who have televisions with built-in digital tuners, the transition should be relatively smooth. But homeowners who still receive analog signals through a rooftop antenna or “rabbit ears” may need to purchase additional equipment or services to keep their televisions operating properly.
Homeowners with analog TVs can either 1) connect to a converter box; 2) sign up for cable or satellite service; or 3) purchase a TV with a built-in digital tuner.
Through a program backed by the U.S. Department of Commerce, households can get two $40 coupons to help defray the cost of the converter boxes, which cost between $50 and $70 each.
Congress approved the switch to digital broadcasting to help free up channels for police, fire and emergency personnel. The Federal Communications Commission, which oversees the nation’s airwaves, says the digital transition also will open the door to new wireless services for consumers, improve TV picture and sound quality, and enable TV stations to broadcast several programs at the
same time.

Maintaining Curb Appeal Through Winter

Winter can pose unique challenges for those trying to sell their homes. Cold weather and the hustle and bustle of the holiday season can keep would-be buyers at bay. That's why it's especially important to maintain strong curb appeal throughout the winter months.

Curb appeal, of course, is the first impression one gets from simply viewing the outside of the home. Just as many folks judge a book by its cover, homebuyers draw certain conclusions about a home just from what they've viewed outside. Here are some easy tricks to entice buyers to stop by your home and actually step inside.
First, start with the home itself. Remember that all the upgrades inside the house are useless if you can't get buyers inside. Giving the house a fresh coat of paint or repainting/staining the front door can both make a huge impact. Also, check the condition of the roof and gutters and fix or replace them if necessary. And don't forget to paint or clean the garage doors and windows.
Secondly, think about sprucing up the front porch. Updating lighting or sconces can really frame the entrance to the home nicely. Also, something as simple as replacing a worn-out doormat can add an element of warmth to a home. Consider placing urns or planters on either side of the front door.
In winter, it's ideal to use evergreens or colorful poinsettias. Of course, if you're anticipating a hard freeze, you might need to protect those potted plants by covering them with a blanket, sheet or plastic. And if your street number is located on the porch, be sure that it is easy to see from the street.
Next, address your landscaping. Keep in mind that a clean lawn can go a long way. Make sure to clean up any toys or trash you see and only set out your garbage can or recycling bin on pick-up days. Neatly rake leaves and debris and place your compost pile in the back or side yard; you don't want anything to distract from the beauty of your home.
If you live in an area that experiences harsh winters, it's understandable that your yard isn't exactly going to be lush. But including certain plants into your year-round landscape can help alleviate the drabness of winter. Evergreens, pines, hemlock, spruce and vibrant holly bushes can really shine through the coldest of months. And adding bird feeders to your lawn can attract and provide shelter for wild birds.
It's also essential to make sure that buyers can reach your front door easily and safely. Repair cracks in the sidewalks and driveway and make sure that all walkways are cleaned, edged and properly illuminated.
Lastly, make sure your prospective buyers can picture themselves living in your house. This means not going overboard on holiday decorations. You want your décor to be tasteful, but not to overpower the home itself. Give the buyer a chance to envision your home in its everyday condition.
It doesn't require a lot of money to improve your homes curb appeal. But what it does take is careful planning, due diligence and a bit of creativity.

Monmouth County Fair


The Monmouth County Fair is here!!!

I don't know about you, but when it comes to real estate, Monmouth County is the place to be. Coming this weekend is the Monmouth County Fair, held each year around this time at East Freehold Park.

It is always fun and pardon the pun, but there is something for everyone. From cotton candy to corn dogs to sausage......... 4-H competitions, rides for the kids and just a load of fun.

For me, its the pigs, bunnies and other animals I love. I can't wait..... and this year my husband is all excited about the new log rolling competition. It should be lots of fun along with all the information you can pick up.

Vacant Homes

According to CNN Money..................
"The percentage of vacant homes for sale in the United States set a new record high in the first quarter of this year, the government said Monday.
The Census Bureau report shows that shows that 2.9% of U.S. homes -- excluding rental properties -- were vacant and up for sale, compared with 2.8% in the fourth quarter of 2007. It was the highest quarterly number in records going back to 1956.
That works out to 2.28 million properties, up from 2.18 million in the same quarter last year, according to the report."

FICO Scores

FICO Scores were developed by Fair Isaac Corporation in the late 1980s and are used today to evaluate provider risk and consumer creditworthiness for everything from borrowing money to buy a house to obtaining automobile insurance.
You can obtain your FICO score for a small fee, but it is not free. The company will send you a credit report and scores from three credit reporting agencies. Typically lenders will throw out the top and bottom score and keep the middle score. Make sure you are receiving a genuine FICO score or NewGen score. Each credit bureau has a different name for its FICO score. Equifax is Beacon. Experian is Experian / Fair Isaac Risk Model and TransUnion is Empirica. Everything else is an imposter.
The FICO score your lender gets and the FICO score you can order yourself will most likely be two different scores, do don't expect the score you receive to match. FICO scores range from 300, which is very bad, to 850, which is the very best.

Spring Cleaning

Spring Cleaning
Spring is here, which means it’s time to organize, de-clutter, clean and toss out. Use these hints, courtesy of HGTV, to help jump start your spring cleaning.
Before the Scrubbing
· Remove any clutter around the house.
· Tackle the junk drawer. Throw out old pens and markers, broken rubber bands and paper clips, old candy, and any random scraps of paper.
· Donate books you don’t wish to keep and clothes that you don’t wear. Many churches, schools, libraries, shelters and hospitals accept such donations.
· Put everything that you can’t quite part with in a box. After six months, throw away or donate any of the items you haven’t used.
· Clean out your medicine cabinet, dumping any prescriptions, lotions, makeup or other products that have expired.
· Pitch old magazines. Keep a binder for your favorite articles or recipes.
· Deep Down CleanVacuum your mattress and wash your mattress pad in hot water.
· Rub shaving cream into dirty upholstery and vacuum once it’s dry.
· Run drapes through the air-fluff cycle in the dryer, along with a wet cloth to attract dust, for 15 minutes.
· Rub screens on both sides with kerosene, then wash them clean with soap and water.
· Use a dry sponge to clean lamp shades, upholstery, computer screens, suede and leather.
· Make sure to clean the coils underneath the refrigerator and the screen in your stove’s exhaust hood.

A Better Market

Realty Times reports some real estate markets around the country are getting better. Average sales prices may have fallen for most parts of the country, but the northeast showed an increaseof almost $16,000 to an average of $270,000.

It seems like this is the time to make a move while interest rates are down as well. The reports indicate that high priced and lower priced properties are moving equally well.

First time home buyers are in a great position and even if you are selling, at a lower than desired price, you'll be buying at a lower price with good rates. It all works out.........

Barbara Corcoran

Today I had the privilege of attending a seminar presented by Barbara Corcoran. Ms. Corcoran started in Real Estate on a shoestring with an idea and a lot of guts. Today, she operates one of the largest Real Estate offices in New York City.

Hearing her story from diner waitress to multi-millionaire business woman is really quite inspiring. What we learn from her is, I hate to say it, but just like the old Nike commercial.

More Buying Thoughts


OK, so everyone is talking about the real estate market, but here are some more buying thoughts. I just read an article talking about the great opportunity for profit when buying an island. I know, not everyone can afford to buy an island, even if it is a great investment. But, how about a three bedroom ranch. The experts say the market will not recover to 2005 prices until 2014. A long time, yes, but if you are thinking about a move now, this could be your lucky day. Not only are prices low; rates are lower than they have been for years. I know the doubters say, but I won't get what my house is worth if I sell now. Yes you will..... Your house is worth today what it will sell for today. It is not worth what it would have sold for last year. So, to me it looks like an even trade. Stage your home and fix it up to sell for as much as it can and get out there and find a bargin.

It's Too Cold to Sell a House


Nonsense, it's not too cold to sell a house. Believe it or not, lots of homes sell in the winter. Just be careful..... you need to have a good home inspector to be able to see some of the things that are hidden by the winter cold. And, let's not forget a great Agent to keep an eye out for the pitfalls. I remember moving into my home in January and in the snow. It was cold, but what a warm feeling. Wow.

First Time Homebuyers

First time homebuyers could not be in a better position. The market is full of inventory and the rates keep coming down. Now is the time to move....

Mortgage rates continue their 2008 downward trend. The overall combined average of the 30-year fixed-rate mortgage dropped by 16 basis points (.16%), closing the nation's widest survey of mortgage prices at 6.31%. Hybrid 5/1 ARMs shed a whopping 23 basis points, ending the survey week at an average 5.92%.
Conforming 30-year fixed rates averaged 5.87%, their lowest point since late September 2005. The average 5/1 ARM hit its lowest point in nearly two years. All of this confirms what I have been saying. Now is a great time for first time homebuyers to buy.

Surveys indicate that people will pay up to $5,000 for "greening" a home, says David Pratt, a principal in the Lorax Partnership consulting firm and president of the Baltimore chapter of the U.S. Green Building Council. "Green is in because there is a higher level of awareness now of the issues surrounding the environment and, specifically, global warming."
High-tech comfort is in. Demand is on the upswing for amenities such as massaging bubble jets in tubs, mirrors with built-in, vanishing television screens,; super-quiet garbage disposals that are heavy-duty enough to crunch most dinner waste, dual-temperature beverage centers (warmer for wine, cooler for soda), and gas fireplaces with battery backups so they generate heat when the power goes out. "People are nesting and putting nice stuff in their houses," says Brett Schoolnick, president of the Baywood Design & Build Group in Columbia, Md.

Timing in Real Estate

Timing in Real Estate may not be everything, but it
certainly makes a difference and nobody will ever deny the fact that it does. The perfect buyer may come along, but if the closing of their home and the purchase of yours doesn't match well....... it could be a deal gone bad. So, timing is important; how about when to list? Lots of sellers are frustrated with not being able to sell and now are figuring, "Let's just wait until Spring". Wait just a minute........ if everyone waits until Spring, there will be a "ton" of homes coming on the market all at the same time...... In the Spring.

So, what should a seller do? Well, it sound to me like the smart money would be on being among the first to list with a Realtor so you are ready for buyers looking now as well as those who will start...... whenever. What are your thoughts about timing in Real Estate.
